Job Description & Candidate Profile
The purpose of this role is to ensure all Group global practices, are implemented and to source and implement local and regional initiatives
Key focus areas are, but not limited to supporting the Strategic Direction of AMEA Real Estate Portfolio of the company, Working with its brokers on Consolidation Projects, Global/Regional/Local MIS Reporting.
Perform the function independently working for Company initiatives within the frameworks of the Global Team
Continue with all current and new projects that are in place.
Identify Local (country) and Regional procurement options and put in place programme of efficiencies
Management of the reporting processes that will be required to support the footprint of AMEA both commercially and with strong real estate outcomes
Maintain all reporting of analysis, plans as directed by Groupe.
Proactively manage the regional's real estate portfolio. This will involve establishing common processes for acquiring and disposing of office space, including lease renewal, reconfiguration, renegotiation, and relocation that are consistent globally. Develop and maintain a leading class process for real estate implementation and identify where improvements can be made
Responsible for managing the real estate budget including; budget preparation, monitoring of spend against budget, analysis of budget discrepancies and ownership of action plan to achieve budgetary targets
Lead key initiatives for the Region, to improve real estate processes, reduce occupancy costs and maximize space utilization
Benchmark space usage against guidelines. Develop strategies to redeploy under-utilized assets, and to take advantage of unique market conditions
Identify surplus real estate assets and develop strategies for disposing of these. This will include sub-leasing, renegotiating lease terms, early terminations, lease assignments or landlord recaptures
Work with the Leader to select new office space. Analyze alternative locations (financially and subjectively), negotiate and leverage business terms and legal terms, and manage the approval process. Manage the design, construction and move process, including contracts
Manage Regional occupancy costs, by negotiating competitive lease agreements with beneficial rental rates. Manage project costs and capital expenditure, with full responsibility for budgets and schedules. Work with Real Estate Leader to identify any budgetary discrepancies
Establish project timelines, and monitor lease requirements and project timing. Confirm that staffing and external vendors are performing tasks on time. Monitor lease expiration dates, and confirm that all projects are completed on time.
